At some point, the Developer began selling parcels of single lots, 1.5 lots and two lots.
Today Shelby Place has single family structures on parcels consisting of one lot, 1.5 lots, two lots, and in one instance, 2.5 lots. Each Town House sits on its individual lot. In many instances, the multiple lot parcels have not been re-subdivided. In other words, many deeds provide that the owners own a full lot and one-half of an adjacent lot. The one-half lot issue poses a problem in assessments and voting rights. See below.
New structures, single family residences only, may be built on individual lots or parcels greater than one lot. Structures may not be built on a one-half lot except in conjunction with an adjoining parcel and where the total adds up to the equivalent of at least one lot.
