Shelby Place is a Planned Cluster Development pursuant to Article B, Section 8.5 of the Highlands Unified Development Ordinance.

This means that the individual lots are relatively small and there is a substantial dedicated Green Space Common Area to compensate for the small lots. Approximately 50% of Shelby Place is dedicated Green Space or Common Area.
