Rental Rules.
Shelby Place has two residential zones, R1 and R3. Since Shelby Place is within the town limits of Highlands, and we are subject to its zoning ordinances. The town has declared that effective January 3, 2022, it will take greater steps to enforce existing zoning ordinances. Those will include any outcomes reached from the Town of Highlands in regards to possible restriction outlines of short term rentals of homes in a R1 zone. The four townhomes on Williamsburg Ct are zoned R3. Long term rentals are permitted. See the Town of Highlands website for more information.
Shelby Place HOA Covenants and Restrictions are not more restrictive than the Town of Highlands ordinances.
The HOA has established guidelines for rentals. If a structure has an “in-law” section as part of the improvement, this area may be used for a guest of the owner / occupant but not rented separate and apart from the primary residence, thereby converting the structure into a duplex.
